HOW DO I EVEN BEGIN?

Selling your home can seem daunting, especially if you’ve lived there for quite some time. Once you decide to sell your home there are some steps you should take to prepare you and it for the sale. I always tell my clients, we need to begin by letting go. This is no longer your home.

The very first thing we are going to do is a walk through of your home. This is the part where you’ll hate me. Being brutally honest is going to be your cod liver oil, it’s going to taste real nasty upon receiving, but it is going to do good for you in the long run.

We can all agree that moving sucks. Purging will help so much when it is time to vacate the premises. When you decide you are going to sell your house, it’s time to get down and dirty and start getting those Marie Kondo piles. Give yourself a good deadline for when you’ll be selling and then get to it!

What do you mean I have to fix things!

When we do the initial walk-through, we are going to go over things to fix cosmetically and defectively. I’ll tell you what inspectors look for and what can cause problems when the inspection comes back. You’re more than likely going to have to fix it anyway so let’s get ahead of the game. MOLD and ROOFS are the biggest ones. We’ll go over repairing everything from a loose toilet to paint to a defective dishwasher.

Make it pretty

We want your house to be the prettiest one at the dance. I have a marketing plan for the sale of your house. I work extensively with you to get your house to showing time. Here are some things I’ll do when you hire me to list your home.

  • Your home will be listed in the MLS system

  • Professional photos will be taken of the exterior and interior of the home, including unique features.

  • If you would like staging, I can provide this service from one of my preferred staging companies.

  • I provide professional cleaners to give a nice sparkle

  • I will conduct open houses and they will be advertised accordingly

  • I will build a webpage for your home with all the details

  • Your home will be featured on all social media and real estate sites, yes that includes Zillow!

  • Your home will be featured in a special newsletter going out to all my contacts including fellow agents
